The Board of Directors of Cole Credit Property Trust III, Inc. has authorized a daily distribution, based on 365 days in the calendar year, of $0.001918007 per share (which equates to approximately 7.0% on an annualized basis calculated at the current rate, assuming a $10.00 per share purchase price) for stockholders of record as of the close of business on each day of the period commencing on April 1, 2010 and ending on June 30, 2010. The payment date for each of the daily distributions of the period commencing on April 1, 2010 and ending on April 30, 2010 will be in May 2010. The payment date for each of the daily distributions of the period commencing on May 1, 2010 and ending May 31, 2010 will be in June 2010. The payment date for each of the daily distributions of the period commencing on June 1, 2010 and ending on June 30, 2010 will be in July 2010.
