AND ALSO, the said Grantor does for his heirs, executors, administrators, successors and assigns covenant with the said Grantee, its successors and assigns, that at and until the ensealing of these presents Grantor is well seised of the Premises, has a good indefeasible estate in fee simple; and has good right to bargain and sell the same in manner and form as is above written; and that the same is free from all encumbrances created by or through Grantor only (and none other), subject to and with the benefit of all restrictions, easements, covenants, conditions, agreements and other appurtenant rights of record. AND FURTHERMORE, the said Grantor does by these presents bind himself and his heirs, successors and assigns forever to warrant and defend the above granted and bargained Premises to the said Grantee, its successors and assigns, against defects, liens and encumbrances created by or through Grantor only (and none other), except as hereinbefore mentioned.
