ITEM 8.01 Other Events
On December 28, 2009, Advent Software, Inc. (the “Company”) entered into a definitive lease agreement with Transwestern Broad Street, LLC (the “Landlord”) whereby the Company will lease approximately 25,000 square feet of office space at 40 Broad Street in Boston, Massachusetts. The Company’s contractual operating lease obligation under this agreement is approximately $8 million, payable over the ten-year term of the lease. Additionally, the Company anticipates approximately $7 million of leasehold improvements, of which $2 million will be funded by the Landlord and approximately $5 million will be paid directly by Advent. After completion of the improvements, currently estimated to be in the third fiscal quarter of 2010, the Company will relocate its Boston operations to the 40 Broad Street facility.
