The revised interest rate for the period from the anticipated repayment date through the final maturity date is the greater of 1) the interest rates specified in the Charles River Plaza North Mortgage Loan agreement plus 200 basis points and 2) 200 basis points plus the interpolated swap rate, as determined by the mortgage lender (such swap rate to be based on a term equal to the remaining term under the Charles River Plaza North Mortgage Loan from the ARD through and including the maturity date under the Charles River Plaza North Mortgage Loan). After the ARD, the borrower will be required to pay interest under the mezzanine loan at the interest rate in effect under the mezzanine loan immediately prior to the ARD. After the ARD, the borrower will be required to pay interest under the Charles River Plaza North Mortgage Loan at the interest rates specified in the Charles River Plaza North Mortgage Loan agreement and interest in excess of such interest rate under the Charles River Plaza North Mortgage Loan accrues. The remaining cash flow will be swept and applied as follows: (a) first, to the repayment of the outstanding principal balance of the Charles River Plaza North Mortgage Loan; and (b) second, to the payment of any accrued interest (with respect to interest under the Charles River Plaza North Mortgage Loan in excess of the interest rates specified in the Charles River Plaza North Mortgage Loan agreement).
