On July 7, 2013, SciQuest, Inc. (the “Company”) entered into that certain Office Lease with Duke Realty Limited Partnership (the “Lease”), for the lease of office space to replace the Company’s current corporate headquarters. The leased space will be approximately 78,565 square feet. The leased premises are to be constructed with a target completion date of August 1, 2014. The Lease term will commence upon the later of August 1, 2014 or substantial completion of the leased premises and will extend for 120 months thereafter. The Company’s lease payments will consist of annual minimum rent payments, payable in monthly installments, together with the Company’s proportionate share of operating expenses for the lease premises. The annual minimum rent payments commence at $1.15 million for the first year of the Lease and increase annually during the term of the lease to $2.15 million for the final year of the Lease.
