Explanation of Responses:

1. Sila Realty Trust, Inc. (the "Issuer") granted the reporting person an award of 17,194 restricted shares of Common Stock (the "Time-Based 2025 Award"), which, subject to the reporting person's continuous employment through the applicable vesting dates, with certain exceptions, will vest ratably over four years following the grant date. The Time-Based 2025 Award was granted under and subject to the terms of the Amended and Restated 2014 Restricted Share Plan and an award agreement.

2. These shares were withheld on January 2, 2025, to satisfy the reporting person's income tax obligations in connection with the vesting of one-fourth of the time-based restricted shares awarded to the reporting person on May 6, 2024.
