Explanation of Responses:

1. Pro rata distribution from Claremont Creek Partners Fund, L.P., of which Savvy Properties, L.P. is a limited partner.

2. Mr. Steuart is a partner of Savvy Properties, L.P. and has shared voting and dispositive power with respect to these shares. Mr. Steuart disclaims beneficial ownership except to the extent of his pecuniary interest therein.

3. Pro rata distribution from Claremont Creek Partners Fund, L.P., of which the reporting person's family trust is a limited partner.

4. Pro rata distribution of 806 shares from Claremont Creek Partners, L.L.C., and 37 shares from Claremont Creek Partners II, L.L.C., of which the reporting person holds an economic interest in each entity.
