Explanation of Responses:

1. Sila Realty Trust, Inc. (the "Issuer") granted the reporting person an award of 16,711.23 restricted shares of the Issuer's Common Stock (the "One-Time Initial Equity Award"), which, subject to the reporting person's continuous employment through the applicable vesting date, with certain exceptions, will vest on December 31, 2028. The One-Time Initial Equity Award was granted under and subject to the terms of the Amended and Restated 2014 Restricted Share Plan and an award agreement.

2. The Issuer granted the reporting person an award of 9,040.502 time-based restricted shares of Common Stock (the "Time-Based 2024 Award"), which, subject to the reporting person's continuous employment through the applicable vesting dates, with certain exceptions, will vest 25% annually commencing on January 1, 2025. The Time-Based 2024 Award was granted under and subject to the terms of the Amended and Restated 2014 Restricted Share Plan and an award agreement.
