Net charge-offs represented 0.01% of average loans (non-annualized) in 3Q 2013. Since January 2010, our residential mortgage banking operation has originated $34.3 billion of 1-4 family loans for sale and generated mortgage banking income of $508.7 million. Franchise expansion has largely stemmed from mergers and acquisitions; we generally do not engage in de novo branch development. Multi-family and commercial real estate lending are both broker-driven, with the borrower paying fees to the mortgage brokerage firm.
