The information under this caption is furnished by Taubman Centers, Inc. (the "Company") in accordance with Securities Exchange Commission Release No. 33-8216. On February 3, 2004, the Company issued a press release announcing its results of operations for the year ended December 31, 2004. A copy of the press release is attached as Exhibit 99 to this report. In the earnings release, the Company used certain non-GAAP financial measures. Reconciliations of these measures to the comparable GAAP financial measures are contained in the attached earnings release. Disclosure regarding definitions of these measures used by the Company and why the Company's management believes the measures provide useful information to investors is also included in this press release.
